Daybreak Apartments

These 61 apartment homes are located in the rural town of McFarland, Calif., located in Kern County in an area dominated by agriculture and crude oil production. Market studies indicated strong, pent-up demand for affordable housing in the community; the market area population is increasing 2.5% annually, 41% of all households consist of five or more persons, and nearly half of all households in the market area earn between $10,620 and $36,000 per year. In addition, very few apartments are available in McFarland, either affordable or market-rate.
Daybreak Apartments offers a much higher level of services and amenities than are available at other multifamily properties in the area, including community room; computer learning center; outdoor tot lots, BBQs and picnic areas; pool and spa; game room; exercise room; built-in kitchen appliances; balconies or patios; and central HVAC.

This project offers three- and four-bedroom units, all with two baths, in floor plans ranging from 1,058 to a generous 1,217 square feet. Its strategic location near shopping, schools, child care services, parks and recreation, and employment, all contribute to residents’ well-being and quality of life.

Additionally, we brought in a nonprofit third-party service provider, LifeSTEPS, which is responsible for holding on-site computer skills and internet training; life and job skills training, including job interview skills, literacy programs, parenting classes, dispute resolution training and anti-drug and self esteem programs; pre- and after-school tutoring and child care; health and nutrition programs; and a variety of volunteer opportunities for resident involvement.
